What is Station Brokers?

A premium, specialized marketplace for buying, selling, and leasing gas stations and convenience stores, featuring secure data rooms, NDA workflows, and investor-grade listing analytics.

Do I need an account to browse gas station listings?

No — you can browse all active listings and headline metrics (asking price, location, fuel brand, asset type) without an account. You'll create a free account when you want to save listings, sign NDAs, or unlock confidential data rooms.

What information is available before I sign an NDA?

Public listings display the asking price, cap rate, location, fuel brand, asset type, and investment highlights. Confidential financial details — P&Ls, fuel supply agreements, tax returns, environmental reports — are locked behind a listing-specific NDA.

How does the NDA process work when I want to see financials?

When a listing requires an NDA, you'll review and electronically sign a listing-specific agreement directly on the listing page. Once signed, the confidential data room unlocks immediately — financial statements, fuel contracts, lease agreements, environmental reports, and more. Your signature, timestamp, and IP address are recorded for compliance.

What should I look for when evaluating a gas station listing?

Focus on three core areas: fuel performance (monthly/annual gallons, fuel margin per gallon, brand supply agreement terms), c-store performance (inside sales, category mix, lottery/ATM income), and the real estate (traffic counts, lot size, zoning, environmental status). Our buyer guides in the Resources hub break each of these down in detail.

Can I get financing through Station Brokers?

Station Brokers is a marketplace, not a lender, but our Financing Options page lists preferred lending partners who specialize in SBA 7(a) and conventional gas station loans. You can also use the cap rate, DSCR, and loan calculators on our Resources page to prepare before speaking with a lender.

How do I contact the broker about a listing?

Every listing has a 'Request Info' or 'Contact Broker' button. Your inquiry routes directly to the credentialed listing broker — no intermediaries. The broker can answer questions, schedule showings, and guide you through the diligence process.

What is the typical timeline to close on a gas station purchase?

A typical gas station acquisition takes 60–120 days from LOI to closing, depending on financing type (SBA loans take longer than conventional), environmental diligence, and fuel supply agreement transfers. Buyers should have financing pre-arranged before making an offer to keep the timeline on track.

Who can list a gas station on Station Brokers?

Credentialed brokers and authorized sellers can create listings. If you're a property owner without a broker, contact us and we'll connect you with a listing broker in your market who can represent your station on the platform.

How much does it cost to list?

Creating a listing is free. Station Brokers operates on a broker-represented model — listing brokers manage their own commission arrangements with sellers. There are no upfront listing fees or platform charges to post an active listing.

What documents do I need to prepare before listing?

A well-prepared data room includes: 2–3 years of P&L statements, fuel supply agreements, tax returns, lease agreements (if applicable), environmental reports (Phase I/II ESA), tank records, permits and licenses, and a current rent roll if the property is leased. Our listing wizard guides you through each category.

How do I control who sees my confidential information?

Every listing has customizable visibility settings: Public (visible to all visitors), Registered (requires a free account), Confidential (requires NDA), and Approval Required (you approve each data room access request individually). You can also set document-level access — some files public, others NDA-gated.

Can I list a portfolio of multiple stations?

Yes. Station Brokers supports portfolio listings for multi-site operators. You can present branded or unbranded portfolios, include combined financials, and manage buyer inquiries across the entire package from your dashboard.

How are buyer inquiries managed?

All inquiries route directly to the listing broker through the platform. You can track leads, approve data room access, monitor document views and downloads, and manage the deal pipeline from your broker dashboard — every interaction is logged for compliance and transparency.

What happens after I list — how do buyers find my station?

Listings appear in search results, on the map view, and on market-specific pages. Featured listings get premium placement. Buyers can filter by price, cap rate, gallons, fuel brand, location, and 25+ operational attributes — so your listing reaches investors specifically looking for what you're selling.

What is a listing-specific NDA?

Each NDA on Station Brokers is tied to a specific listing — not a blanket agreement. This means when you sign an NDA for one gas station, it only unlocks the data room for that property. You'll need to sign a separate NDA for each confidential listing you want to explore.

Is my electronic signature legally binding?

Yes. NDAs on Station Brokers use legally binding electronic signatures. When you sign, we record your name, email, IP address, timestamp, and acceptance of terms. This creates an auditable signature record that protects the seller and confirms your agreement to confidentiality terms.

What happens after I sign an NDA?

The data room unlocks immediately — you'll see financial statements, fuel supply agreements, tax returns, environmental reports, permits, and any other documents the broker has uploaded. Every document view and download is logged. The listing broker is also notified that you've signed and may reach out to you.

Can the broker see that I signed the NDA?

Yes. The listing broker receives a notification when you sign, including your name, email, and company (if provided). This helps them identify serious, qualified buyers and follow up with you. Your contact information is shared so the broker can assist with diligence questions.

What am I agreeing to when I sign an NDA?

You agree not to disclose, share, or use the confidential information for any purpose other than evaluating the listed property for potential purchase. This includes financial data, fuel contract terms, operational details, and any proprietary information in the data room. The specific terms are presented for your review before you sign.

Can I download the signed NDA for my records?

Yes. After signing, a copy of the executed NDA with your signature details is stored and can be accessed through your account. The broker also retains a copy for their compliance records.

What if a listing requires broker approval instead of an NDA?

Some listings use 'Approval Required' access instead of (or in addition to) an NDA. In this case, you submit a request and the broker reviews your profile before granting access to the data room. This gives sellers extra control over who sees highly sensitive or competitive information.
